Ads
Paid reach for a property through lead ads on Facebook and Instagram, from your own Meta ad account, drafted by Athaus, started with your yes.
What it does
An ad is a Meta lead ad, on Facebook and Instagram, for exactly one property with a running listing. Instead of a link, people fill in a short Meta form: name, phone, email, a message and Rückruf erwünscht? (callback wanted, yes or no, nothing preselected). Every lead becomes an enquiry on the property with the source Social, and the reply draft follows as for any enquiry.
You connect your own Meta ad account and pay Meta directly. Athaus takes no margin on the budget.
Setup
Once, under Settings, Social networks in the Ads block. Only owners and management can set it up.
- Connect: the browser goes to Meta and comes back.
- Choose the ad account (
act_...) if there is more than one. - Beneficiary and Paid by under the DSA: required in the EU and shown on every ad, usually your office name twice.
- The address of your privacy policy (https). Meta accepts no lead form without it.
- The monthly budget in euros. It is also set as the spending limit on your ad account, and that limit's counter resets at the start of each month.
Two things at Meta Athaus cannot do for you: add a payment method to the ad account (in Ads Manager), and accept Meta's lead ad terms once for your Facebook Page (facebook.com/ads/leadgen/tos). If either is missing, Athaus creates a task saying so.
The draft
Athaus drafts the ad from the property: text, image (the cover photo), target area and budget. The mandatory details stand at the start of the text: energy under § 87 GEG, price and commission, and for rentals the broker details under WoVermRG. If one is missing, no ad is drafted; instead a task says what is missing.
The target area is the property's city with a radius of at least 17 km (Meta's housing category, HOUSING), ages 18 to 65+, all genders, no postcodes, Germany only.
By default an ad runs for 7 days. The daily budget follows the price:

If 5 or more active searches already match, the daily budget drops to three quarters, from 20 to half: those searchers get the property for free anyway. Never below 5 euros a day and never above what is left of the monthly budget. In that case the ad gets shorter, and below 3 days there is no ad.
Approval
The ad appears under To approve with Meta's own preview, three numbers (budget, duration, radius), the demand line (how many searchers already match) and the text. One click: Start ad. Before that, Meta has already checked it in a dry run; after your yes, Meta reviews it again before it delivers.
Every approved ad reserves its full budget in the monthly budget. Two approvals at once can never exceed it.
Under Settings, Automation the kind Ads has the levels Off, Ask first (the default) and Automatic (automation levels). On Automatic, Athaus starts an ad for a newly published listing itself, only within the monthly budget.
Pausing and figures
Every ad then shows up in the Recent ads list on the same settings page. When the property is reserved, sold or let, or the listing goes offline, Athaus pauses a running ad itself; that only lowers spending, so it needs no yes. To pause one by hand, use Pause in the list or the chat. Unspent budget becomes free again.
Spend, reach, clicks, leads and cost per lead appear per ad in the list and as the Ad row in the property's side column. The figures come from Meta and are at most about a quarter of an hour old.
After a sale: owners nearby
When a property is sold, Athaus puts a second kind of ad up for approval: Sold in the property's location, 14 days, aimed at owners nearby. As before, the Sold post for your networks comes with it. The ad takes the same path as any other: the same level under Automation, the same monthly budget, the same yes. A letting is not an occasion.
The form asks for the property's address, its type (flat, house, plot, commercial), living space, year of construction, when they want to sell and Callback wanted?. There is one per office, with your privacy policy. The text starts with the energy details of the sold building, but no price.
A lead from it does not become an enquiry. It becomes a contact, their property a draft property with them as owner, and Athaus calculates a draft valuation for it with the occasion sale. You get a task with all the details; it says whether you may call (only after a yes in the form, § 7 UWG). If the address is not enough for a property (no house number), it stays a contact and a task. A lead from your ad stays in your office: it never becomes a search and never an Athaus account.
If the sale is cancelled, Athaus pauses the ad, because Sold in is no longer true.
Marketing report
The marketing report is a page for the owner, readable without an account, like the valuation report: reach through posts and through ads, enquiries by source, viewings and how many active searches match right now. It shows figures only, never a name, no message and not your budget.
You create the link in the property's side column under Marketing, row Report: one click is the approval. When a listing goes online in an office with ads set up, Athaus also suggests the link itself; it then waits under To approve, and your yes creates it. It is never sent on its own. You copy it and send it to the owner; the figures in it keep updating. View report opens it without counting as a visit. Withdrawing is final, and a new link has a new address.
In the chat
anzeige_einrichten: the chat guides you through setup. It only sets a monthly budget after your explicit yes in the next message. Connecting only works in the browser.anzeige_vorschlagen: always a proposal. Nothing runs and nothing costs money until your yes.
