Two ways: in the chat on the start page with one sentence, or by hand under /immobilien/anlegen. The editor is one page with sections in this order: what and where, photos, key facts, price, energy certificate, features, terms, description.

There is no save button. As soon as purpose (buy or rent), type and place are set, the draft exists, and every change is kept.

Without these details the listing does not go live; the editor marks them with an asterisk, and the checklist before going live lists what is still missing.

• street, five-digit postcode, city
• property type, living area (except for plots)
• a price above 0
• a description of at least 40 characters
• at least one photo
• the energy certificate details under § 87 GEG: certificate type, energy value, the efficiency class for residential buildings, energy source, heating and year built. Non-residential buildings give heat and electricity separately. Plots are exempt.

On the property page, Publish listing. The listing gets its own page in the athaus.ai catalogue and takes part in search and matching against search orders. Publishing and withdrawing take effect within seconds. An exposé as PDF is available too.

The marketing status is one of: Draft, Listing live, Listing paused, Reserved, Sold, Let.

In ChatGPT and ClaudeCopy Anchor Link

In the property's side column under Vermarktung (marketing) is the switch In ChatGPT und Claude. It stays off until you switch it on, and only applies once the listing is live. Then searchers find it through the MCP server Athaus Immobiliensuche and see it as an exposé card.

Listings are not sent to other portals. If you want them there, list them there yourself.
