My properties

The state of your properties in three views, and a file per property with seven tabs.

One card per property with five figures works for one property. With five it becomes a page of text in which you hunt for your own house. So this screen shows; it does not edit. Changes happen on the property page or in the conversation.

The switch sits on the left of the toolbar. The choice survives a page change.

The five statuses are Draft, Listing live, Listing paused, Reserved and Sold or Let.

Nothing is dragged on the board

Dragging a card from Draft to Listing live would mean: publish. A board where a slipped hand publishes a listing would be a dangerous board. The card is a link.

The board also has no status filter, no search and no sorting: chips would filter away exactly the question the board is asking. And all five columns stand, including the empty ones. A funnel with a missing step is not a funnel.

Filter, search and sorting live only in the session. The view persists.

A property's file

At the top the title, the address, the status as a choice, "live since ...", waiting enquiries and the single action Edit (key E). Below that seven tabs, each with its own address:

The tab bar is navigation, not a tab list: every tab is its own address, you can share it and open it in a new tab with Ctrl and click.

On the right, in the same place on every tab, the side panel with Marketing, Valuation, Demand, Documents, Owner and Note.

What you can do here

New property sits at the top and on the N key.

In the property menu: Publish listing or Pause listing, Download brochure, Copy link (the booking link) and Remove.

Pausing asks first and says what happens: the listing leaves the catalogue and takes no new enquiries. Enquiries, viewings and history remain.

In the file there is also New task, Schedule viewing, Manage photos, View listing, Link property (for the owner) and the note, which saves itself when you leave the field.

What the agent does here

It creates properties, changes them, searches the portfolio, sets the status and publishes or withdraws. In the chat that reads as "Searching your portfolio" and "Searched your portfolio".

Three things wait for your yes:

  • Deleting. The agent deletes nothing before you have said yes, and does not claim it is deleted either.
  • A conspicuous asking price.
  • A conspicuous closing price.

The Chat about My properties chip sits bottom right; with a property open it refers to that property.

Terms

Demand is a count of matching search briefs, never a list of people. Whoever wants it names no person.

Stage and status are not the same thing: the stage says what you have to do next (reply, offer a viewing), the status says how far things have got with the person.

Catalogue is the Athaus marketplace, assistants is visibility in ChatGPT and Claude. Portals are explicitly not connected.

Worth knowing

Removing is final: details, papers and photos go with it. While a brokerage agreement is running it is blocked until you have revoked it.

The import does not live here but in the marketplace: the question "how do I get my portfolio in" has four answers, and they sit in one place.

A draft has its file too. Documents, photos, notes, tasks and owners all exist before publication.

Old addresses redirect: details to the overview, verlauf to activity, dokumente to documents, interessenten to enquiries, deals to the pipeline.
