The server at https://anbieter.mcp.athaus.ai/mcp works for your office: what it reads and writes belongs to the organisation you work for. It needs an account with the provider side set up. How to add it is under Installation; a working day is best started with get_briefing.

Daily briefing. Read only.
What is due in the office today: unanswered enquiries, suggestions awaiting approval, overdue and current tasks, viewings in the next seven days. Each item comes with the ID to read on.
search_properties
Search your portfolio. Read only.
Finds properties in your own portfolio by address, place or title, for sale or for rent, optionally only those with a live listing. Each comes with key facts, price and the next step.
get_property
View a property. Read only.
A property with everything that matters for the next decision: its details and what is missing, enquiries with their status, open suggestions, the log, viewings, demand as a number and the latest valuation.
search_inquiries
Search enquiries. Read only.
Searches the office's enquiries by stage, property or words such as a name, a message or a street. Each comes with the latest message, financing as a category and whether a draft reply is ready.
get_inquiry
View an enquiry. Read only.
An enquiry in full: every message, the qualification, status and stage, a booked viewing, open suggestions with their text and what the agent has noted about the person, each point with the sentence it comes from.
list_proposals
Awaiting approval. Read only.
What waits for a yes, in full, optionally with the levels, balance and log of your automation.
list_viewings
Viewings. Read only.
Viewings in a period with their guests, optionally the free slots.
search_contacts
Search contacts. Read only.
The address book by name, company, email address, place or list.
get_contact
View a contact. Read only.
A contact's file: history, properties, enquiries, notes, tasks, lists and what the agent has noted.

save_property
Save a property. Only changes your office.
Changes a property in your portfolio: details such as floor area, rooms, year built, energy and prices, the title or the four listing texts. Whatever is missing, Athaus fills in right away, depending on your automation. Anything that would replace an existing value, and every asking price, waits as a suggestion for your yes.
publish_listing
Publish a listing. Consequential: waits for your click unless your automation allows otherwise.
Checks the mandatory details, a photo and the legal notice and holds publishing in the catalogue, and in ChatGPT and Claude if wanted, for your click.
unpublish_listing
Withdraw a listing. Only changes your office.
Takes a listing off the market at once, or only out of ChatGPT and Claude.
update_inquiry
Sort an enquiry. Only changes your office.
Set the status and stage and confirm noted points. Nothing goes out.
draft_reply
Draft a reply. Consequential: waits for your click unless your automation allows otherwise.
Creates a reply to an enquiry as a suggestion. Without your own text, the Athaus agent writes the draft from the property details; a text you give must pass the check against those details. The reply goes out with your click, or straight away if your office has set replies to Automatic and the connection may approve.
save_viewing

Create, move or cancel viewings and add guests. Anything that notifies guests waits for your click.
save_availability

Weekdays and times when viewings can be booked.

draft_social_post

A post about a property or a reply to a comment, with the mandatory details. It is published with your click.

Prepare a level per kind. It is always set with your click.

decide_proposal

Rejects an open suggestion at once, or prepares accepting it: the card then shows what will happen, and only your click carries it out. An accepted reply or rejection is sent to the enquirer.

check_location
Check a location. Read only.
The location of a German address from official and open data, every figure with source and date: standard land value, the 2022 census on a 100 m grid, flood risk, broadband and nearby amenities. With only a postcode, the standard land value and a guide value per square metre of living space. Where a state does not release the land value, the reason is given instead of a number.
estimate_value
Estimate a value. Read only.
A first value range from an address and key facts using the methods of the German ImmoWertV, with the leading method, assumptions and sources. Stores nothing. The result is a market estimate, not a formal valuation under § 194 BauGB.
count_demand
Count demand. Read only.
Counts how many active search orders fit a property and, given a price, how many of them have the budget for it. A number, never a list and never a person; below three it only says that there are fewer than three.
calculate_purchase_costs
Purchase costs. Read only.
Works out the purchase costs: real estate transfer tax by state, notary, land register, the commission if wanted, and the total a buyer really needs.
The confirmation card
Whatever waits for a click, the server shows as a card in the chat: what will happen, to whom and with which text. Its button calls confirm_action. No model sees this tool, only the card calls it, with a token for exactly this one action, and it requires the right freigeben. Without a visual interface or without this right, you approve in the app.
