The tools of the server for your own search, ordered by the right each one requires.
The server at https://suche.mcp.athaus.ai/mcp only sees your own search, never an office. Any Athaus account can connect it. Its catalogue only holds properties that providers listed on Athaus themselves, no listings from other portals. How to add it is under Installation; it is best started with list_saved_searches and list_matches: what is being searched for and what is new.
Search
Requires the right suchen.
search_listings
Search listings. Read only.
Searches the athaus.ai catalogue for listings to buy or rent, by place, type, price limit, rooms and floor area. The catalogue only holds properties that providers listed on Athaus themselves and released for ChatGPT and Claude.
show_listings
Show listings. Read only.
Shows up to eight chosen listings as cards with photo, price, floor area, rooms and place. A click on a card opens the exposé; without a visual interface the same list comes as text.
get_listing
View the exposé. Read only.
A listing in full: photos, key facts, description, the mandatory energy certificate details (§ 87 GEG), running costs and deposit for rentals, the commission and the provider with their legal notice. With a visual interface, plus a form for the enquiry.
list_inquiries
My enquiries. Read only.
Your enquiries about listings, newest first: which property, whether the provider has replied, whether anything is unread, and the latest message.
get_inquiry
View an enquiry. Read only.
One of your enquiries with its whole history, oldest message first: what you wrote and what the provider replied.
list_saved_searches
Search orders. Read only.
What Athaus keeps searching for you: place, buy or rent, budget, rooms and must-haves, whether an order is paused and when a new match last came in.
list_matches
Matches. Read only.
What your search orders have found, best first, with price, floor area, rooms, a sentence on why it fits, and the link to the listing. Optionally only the new ones or only those you saved.

save_search
Save a search order. Only changes your own account.
Creates a search order, refines, pauses or resumes it. If a required detail is missing (place, buy or rent, budget, rooms), it creates nothing and asks the next question; a budget is never guessed. Nothing leaves Athaus this way.
save_profile
Profile. Only changes your own account.
Address, household, financing and documents for your enquiries.
delete_item
Delete. Consequential: waits for your click.
Delete a search order or a document, only after your click.
Enquiries
Requires the right anfragen.
send_inquiry
Contact the provider. Consequential: waits for your click.
Prepares an enquiry about a listing to its provider: name and email address from your Athaus account, plus your message and a phone number if you want. The card shows the sentence about passing on your details; only your click sends the enquiry, and the provider replies by email.
update_inquiry
Sort an enquiry. Only changes your own account.
Archive or restore an enquiry, share your contact details or withdraw that.
book_viewing
Book a viewing. Consequential: waits for your click.
Book an offered slot, with your click.
cancel_viewing
Cancel a viewing. Consequential: waits for your click.
Cancel a booked viewing; the provider is told.
decide_match
Decide on a match. Only changes your own account.
Keep or drop, also several at once. An enquiry only goes out with your click.

check_location
Check a location. Read only.
The location of a German address from official and open data, every figure with source and date: standard land value, the 2022 census on a 100 m grid, flood risk, broadband and nearby amenities. With only a postcode, the standard land value and a guide value per square metre of living space. Where a state does not release the land value, the reason is given instead of a number.
estimate_value
Estimate a value. Read only.
A first value range from an address and key facts using the methods of the German ImmoWertV, with the leading method, assumptions and sources. Stores nothing. The result is a market estimate, not a formal valuation under § 194 BauGB.
count_demand
Count demand. Read only.
Counts how many active search orders fit a property and, given a price, how many of them have the budget for it. A number, never a list and never a person; below three it only says that there are fewer than three.
calculate_purchase_costs
Purchase costs. Read only.
Works out the purchase costs: real estate transfer tax by state, notary, land register, the commission if wanted, and the total a buyer really needs.
The confirmation card
Whatever waits for a click, the server shows as a card in the chat: what will happen, to whom and with which text. Its button calls confirm_action. No model sees this tool, only the card calls it, with a token for exactly this one action, and it requires the right anfragen. Without a visual interface or without this right, you approve in the app.
